How the Government Shutdown Could Affect Utah’s Housing Market (Day 2)

We’re only two days into the government shutdown, and a lot of people are wondering what it means for real estate here in Utah. The good news? For most buyers and sellers, things are still moving forward. But there are a few areas to keep an eye on.

Loan Delays

Some mortgages—especially FHA, VA, or USDA loans—may take a little longer to process since federal offices are closed or short-staffed. It doesn’t mean deals won’t happen, just that patience might be needed.

Flood Insurance

New flood insurance policies can’t be issued during a shutdown. That mainly affects homes in flood zones, so most Utah buyers and sellers won’t notice—but if it applies to you, it could slow things down.

Market Jitters

Uncertainty always makes people a little cautious. Some buyers may wait, and some sellers may hold off on listing. On the flip side, that can create opportunities—buyers may have more negotiating power right now.

What You Can Do

  • Give yourself extra time if you’re buying or selling.

  • Double-check any flood insurance needs.

  • Stay in touch with your lender and Realtor (👋 that’s me!).

  • Remember: this isn’t forever.
